Jio Tower Installation on Rooftop: Is ₹50,000 Monthly Rent Real or a Scam?

If you use Instagram, you have probably seen this post. Put a Jio tower on your rooftop and earn up to ₹50,000 every month. Some people even think this money is a subsidy from Jio or the government.

Jio tower installation on private terraces is real, and owners do get rent for it. But the ₹50,000 promise, the “₹20,000 upfront cost” and the “apply now” links around these posts are a different story.

Before you call any number from such a post or pay even one rupee, read this. Here is what is true, what is fake, and how genuine Jio tower installation works.

Jio Tower Installation Post: Claim vs Reality

Here is the short answer, line by line.

What the viral post says What is actually true
₹25,000 to ₹50,000 rent every month Nobody can promise a fixed amount. It depends on location and network need.
It is a subsidy from Jio or the government No subsidy. It is rent paid by a tower company under a lease.
₹20,000 upfront cost Fake. Genuine companies never take money from owners. See the PIB alert below.
No registration fee True for genuine companies. That is why any “upfront cost” is a red flag.
15 to 20 year lease with rent increase Possible, but tenure and rent hike are negotiated, not fixed.
500 to 1,000 sq. ft. needed Depends on the tower type. The company’s survey decides.
Company-managed maintenance True for genuine sites. The tower company maintains its own equipment.
Huge 5G demand, so anyone can get a tower Demand is real, but towers go only where the network plan needs one.

Is Jio Tower Installation Real? Who Pays the Rent?

Yes. But not the way these reels show it.

Most Jio towers are not owned by Jio itself. They are run by Summit Digitel Infrastructure, earlier called Reliance Jio Infratel and now backed by Brookfield. As per ICRA’s March 2026 rating report, it had about 1.74 lakh towers, with Jio as the main tenant under a 30-year agreement.

As per DoT, only licensed telecom operators and registered Infrastructure Providers (IP-1), like Indus Towers, can install mobile towers.

So in a genuine Jio tower installation, you sign the lease with the tower company or operator, and they pay the rent. Not the government. There is no “Jio scheme” or subsidy, just rent for your space.

How Much Rent Do House Owners Really Get?

There is no fixed rate card. In July 2025, Outlook Money reported that owners are offered anywhere from ₹5,000 to ₹60,000 a month, based on location and feasibility.

So ₹50,000 is possible, but it is near the top end. Big numbers mostly come from busy city spots where the operator badly needs coverage. For a normal residential street or a smaller town, don’t plan your budget around it.

What decides your rent:

  • Location: main road or market area vs interior street or village
  • Network need: a real coverage gap at your spot
  • Your building: height, strength and free terrace space
  • Tower type: rooftop and open-plot towers need different space and setup
  • Your agreement: tenure, rent hike and your negotiation

How the Jio Tower Installation Scam Works

This trick is not new. The Quint reported on fake Jio tower websites back in 2019. Today the same bait just comes through reels and WhatsApp forwards.

The pattern usually goes like this:

  1. A call, SMS, WhatsApp message or “apply now” link says your property is “selected”.
  2. They promise big rent, sometimes with an advance of a few lakhs.
  3. They collect your Aadhaar, PAN, property papers and location, on WhatsApp only.
  4. Then comes a fee. Registration, processing, NOC, stamp duty or “government tax”.
  5. Once you pay, they ask for more. Then the number goes switched off.

Many of them send a fake letter with a TRAI or DoT logo. In January 2026, PIB Fact Check flagged one such fake TRAI notice asking for ₹20,000 as a processing fee, as reported by Outlook Money. That is the same “₹20,000 upfront cost” you see in the viral post.

One simple rule: if anyone asks you to pay for a Jio tower installation, it is a scam.

What DoT and TRAI Say About Tower Offers

The Department of Telecommunications has a public advisory on mobile tower frauds. In short:

  • DoT and TRAI play no role in leasing or renting property for towers.
  • They issue no “No Objection Certificate” for towers, so any such NOC is fake.
  • Operator and tower company associations confirm their members don’t ask for money for installation.
  • The list of authorised companies is on the DoT website.

Got a suspicious call or message? Report it on the Chakshu section of Sanchar Saathi, which lists tower installation as a fraud type. Already lost money? Call 1930 or complain on cybercrime.gov.in, and tell the local police.

How Genuine Jio Tower Installation Works

  1. A tower company finds a coverage gap and looks for a building or plot nearby.
  2. Their site team contacts you. Or register your property on an official site like the Indus Towers landowners page (helpdesk 1800 102 1666) and wait. Indus calls back only if it needs a site in your area.
  3. Engineers inspect your terrace and check signal feasibility.
  4. You give papers like the title deed, a structural safety certificate and your society’s NOC where needed.
  5. Local permissions are taken as per your state and city rules.
  6. A lease is signed. Indus encourages registering it, and you should insist on that.
  7. The tower comes up and rent goes to your bank account. Indus pays landlords by NEFT.

At no stage should anyone ask you to pay for getting the tower.

Before You Sign: A Quick Checklist

  • Check the company’s name on the DoT list of operators and IP-1 providers.
  • Ask for their DoT registration or licence copy, GST and PAN. If they refuse, walk away.
  • Emails should come from the company’s official domain, not Gmail.
  • Never pay any fee or send Aadhaar, PAN or bank details on WhatsApp.
  • Read every clause: rent, hike, tenure, lock-in, exit notice, electricity and damage repair.
  • Check who removes the tower and repairs the terrace at lease end.
  • Talk to your neighbours or society before you agree.
  • Get a local lawyer to read the agreement once.

FAQs on Jio Tower Installation

Does Jio pay ₹50,000 a month for a tower on my roof?

No fixed scheme. Reported offers run from about ₹5,000 to ₹60,000 a month, so ₹50,000 sits near the top and is rare.

Is there a government subsidy for Jio tower installation?

No. It is rent paid by the tower company or operator under a lease.

How do I apply for Jio tower installation?

Register your property with an official tower company and wait for a call. Skip “apply now” links on social media.

Do I have to pay a fee for Jio tower installation?

No. Genuine operators and tower companies don’t ask owners for money. Any fee request is a scam.

Where can I complain about a Jio tower installation fraud?

Report it on Sanchar Saathi (Chakshu). If you lost money, call 1930 or use cybercrime.gov.in, and inform the police.

Final Word

A genuine Jio tower installation can give you steady rent, no doubt. But it comes only when a company needs your spot, and it never starts with you paying them.

So the next time a reel says “₹50,000 a month, pay ₹20,000 to start”, you know what it really is. Share this with your family too, especially the elders who might get these calls.
